ConcieAir - Basic
WHAT IS THE CONCIEAIR BASIC SERVICE? 

The ConcieAir Basic Service Co-Hosts your Airbnb Proerty. While we are unable to offer on site staffing in this package, however, we do provide guest and booking verification via ConcieAir Memberships. We also provide response, around the clock for owners and guests support. We do all the cleaning and maintenance as well as provide additional services such as catering and transportation.

WHAT DON'T I GET WITH THE CONCIEAIR BASIC SERVICE?

ConcieAir does not provide in person guest check ins, key exchanges or exit walkthroughs.
ConcieAir does not resupply household items for the home.  
Damage or missing items, we will work with you to resolve appropriately.
No trash & recycling duties
No profle setup support.  Home must be rental ready at outset.  
Maintenance for issues beyond normal wear & tear of a guest not handled by ConcieAir
No on site staffing to meet / coordinate maintenance, landscape, pest, handyman support


Other Conditions
Listing must be hosted on Owner's Airbnb profile
All cleanings following an owner stay must be paid for and coordinated by Owner
Home must be equipped with keyless entry and security system.

Owner is responsible for utilities and up keep of their property 
All properties must pass a ConcieAir inspection before approval.

ConcieAir - Standard
WHAT DO I GET WITH CONCIEAIR STANDARD SERVICE?

This is our best known and most widely utilized offering.  The ConcieAir Standard package is for homes in which we manage your home around the clock.  This is our standard offering and includes all services listed below.
Management Fee 15% on all bookings

List, Advertise & Market your home on ConcieAir, Airbnb, other Sites

Option to Host on ConcieAir Profile or Co Host on Owner profile

Respond to all booking inquiries

ConcieAir Member verification prior to booking.

ConcieAir - Premium
WHAT IS THE ConcieAir Premium Service? 
The ConcieAir Premium Service means we've qualified your home with our highest end properties, thus greater advantages and perks to you and your home.
WHAT PROPERTIES QUALIFY FOR CONCIEAIR?
For properties with a nightly rate of $1000 (and up) / night.
 
WHAT DO I GET WITH THE CONCIEAIR PREMIUM SERVICE?

Management fee 18% ON ALL BOOKINGS
  • All ConieAir Standard Services here +
  • Guests receive a welcome package for each stay (fees apply)
  • Complimentary professional photography
  • Owner receives (1) complimentary post-owner-stay cleaning per year
  • Concierge at check in and check out*
  • Additional & higher-end toiletry supplies on site for guest use (fees apply)
  • Complimentary annual home-maintenance review**
  • TOT tax permit and ongoing filing and remittance (when opted-into by Client)

  • Complimentary trash take in / out service
  • Complimentary alarm activate/deactivate service between guests
  • Complimentary key services (for qualified units)
  • Oversight of Pool / Hot Tub service (hiring, scheduling, payment*, management)
  • Oversight of Landscape (hiring, scheduling, payment*, management) 
 
WHAT IT IS REQUIRED TO QUALIFY MY HOME?
  • The home must be listed at a minimum of $1000/night
  • regardless of time of year, day of week, length of stay, seasonality or special events. 
  • The home must be available for at least 1 year exclusive to ConcieAir. with owner use limited to 30 days / year. 
  • The decision to list the home and it's price is wholly the decision of ConcieAir. 
  • The home may later be added to the Premium Service once a minimum of $1000/night has been achieved on at least 3 reservations consecutively. 
  • The complimentary owner cleaning occurs at the twelfth month or later

*=Some exceptions may apply.
**= Cost of service paid by ConcieAir.  Cost of supplies, materials, replacement parts to be paid by Owner.
